Rental Requirements
Prior to completing your application, please review the following criteria to determine your eligibility. Our approval process is based on a combination of the following factors.
Application Requirements
- Application Fee: One application is required per adult. The application fee is $45, with an additional $5 processing fee.
- Application Validity: Applications are valid for 90 days, including both approvals and denials. If more than 30 days have passed since your approval, we require updated proof of income (e.g., most recent pay stubs, or signing an employment verification form).
Credit
- All applicants must consent to a credit history check.
Credit Screening Criteria
- 1-300: Declined
- 301-579: Approved with 2.5x deposit
- 580-620: Approved with 1.5x deposit
- 621-1000: Approved with regular deposit
Eligibility Criteria
- Age: Every adult living in the home must submit an application, regardless of income contribution.
- Photo ID: A valid photo ID is required for each adult applicant. Ensure you apply under your legal name as shown on your ID.
Rental History
- We require a rental reference from your most recent and/or past landlords. This must be completed before final approval.
- Any eviction records will be reviewed. If you are currently undergoing an eviction or have been evicted in the past 5 years, your application will be denied. All outstanding balances to current or former landlords must be settled before moving forward. A landlord reference from the party who filed for eviction will still be required, and an additional deposit may be needed if approved.
Sex Offender Registry
- Applicants who are registered sex offenders will be denied.
Criminal Background
- A felony conviction in the past 7 years will result in denial.
- Convictions for violent sexual crimes, weapons charges, or methamphetamine manufacturing will result in automatic denial, regardless of the felony’s age.
Income Verification
Your gross monthly income must be at least three (3) times the monthly rent. The following income sources can be verified:
- Pay stubs
- Section 8 vouchers
- Child support (proof of 6 months’ payments required)
- Food stamps
- SSI/Disability
- Signed offer letters on business letterhead
Ineligible Income Sources:
- Unemployment benefits
- Cash income/under-the-table payments
- Stipends
- Student loans
- Bank statements
Animal Policy (Effective 1/31/23)
All applicants, regardless of pet ownership, must complete a PetScreening profile as part of the application process. This ensures we maintain accurate pet-related policy records. Please complete your profile at: HomeWorks PetScreening.
Applications will not be approved until a PetScreening profile is submitted.
Resident Benefits Package (RBP)
The RBP is a required monthly fee of $49.95, which includes:
- Renter’s Insurance from an A-rated carrier

Important Information
Providing false information on your application will result in immediate denial. Please ensure all details are accurate.
Once approved, we require a $300 admin fee (payable by money order, credit/debit card, or cashier’s check) to hold the property for up to 15 days. The fee is non-refundable after 1 business day, and all charges must be paid before receiving the keys.
